Lu Impostu – Sardegna

La proprietà si estende su circa 4,000 mq sulla punta più alta della penisola de Lu Impostu, che
costituisce il braccio sinistro della marina di Puntaldia, un piccolo ed elegante villaggio vacanze sito
20 Km a sud di Olbia e 8 Km a nord del paese di San Teodoro.

L’aeroporto di Olbia-Costa Smeralda è raggiungibile in meno di 25’. Lu Impostu è un Consorzio privato creato negli anni 60 eche comprende 30 ville abitate da Italiani, Francesi, Svizzeri, Tedeschi e Austriaci.
La casa padronale – con il suo disegno particolare – e quella degli ospiti, a 50 metri una dall’altra,
hanno una superficie di 350 mq. La distanza in linea d’aria dal mare è di 140 metri e la meravigliosa
spiaggia de Lu Impostu viene raggiunta in 3’ a piedi. Sulla spiaggia vi è un eccellente ristorante.

In 2’ in macchina si raggiungono due piccoli supermercati, uno dei quali nel villaggio di Puntaldia
(raggiungibile anche a piedi in 12-15’) dove vi sono diversi ristoranti. Alla stessa distanza vi è uno
spettacolare campo da golf a 9 buche, tutte sul mare. La prestigiosa Costa Smeralda e il famoso
campo a 18 buche “Il Pevero” sono a 35-40’ di macchina.

Vi sono 5 camere da letto, ognuna con il proprio bagno più una stanza con un letto singolo per una
persona di servizio, comprendente bagno e macchina da lavare. Poiché la camera da letto padronale
non viene affittata, i posti letto sono 8 + 1. Inoltre nella casa degli ospiti vi è un divano sofa che, se
necessario, può essere usato da due bambini. La cucina della casa principale è molto grande e anche
la casa degli ospiti ha una cucina indipendente. Una persona di servizio si occupa delle pulizie nei 5
giorni della settimana, week-end escluso.

La casa dispone di una bellissima e grande piscina, sopra la quale vi è una zona BBQ con un gazebo
che copre una area adatta per relax e pasti. La vista, sia dalla zona piscina che da ogni parte della
proprietà, è semplicemente spettacolare e copre 270 gradi, dal mare aperto alla spiaggia de Lu
Impostu all’isola di Tavolara. La natura del terreno, su molteplici livelli, ed il disegno delle due
case assicura la presenza di molte aree riservate, sia al sole che all’ombra, che permettono sia
privacy che relax. Vi sono due aree di parcheggio che possono ospitare 4 auto.

The property extends over 4,000 square meters and is located on the highest tip of the peninsula of
“Lu Impostu”, which constitutes the left arm of the marina of Puntaldia, an elegant small village 20
Km south of Olbia and 8 Km north of the town of San Teodoro. The airport of Olbia-Costa
Smeralda is reachable in < 25 minutes. Lu Impostu, since 1960, is a private area with approximately
30 houses belonging to Italians, French, Swiss, Germans, and Austrians.

The main house, with its unique design, and the adjacent guest house cover 350 sq meters. The
direct distance from the sea is 140 meters and the beautiful beach of Lu Impostu can be reached in
3’ walking. On the beach there is an excellent restaurant. A small supermarket is at 2’ driving time
in Puntaldia, which is also reachable by walking in 15’ and where there are multiple restaurants. At
the same distance there is a spectacular 9-holes golf course, entirely on the sea. The famous Costa
Smeralda, with Porto Cervo, and the prestigious 18-holes golf course “Il Pevero” are at just 35-40’
driving time.

The are 5 double bedrooms, each with the bathroom en-suite, plus a service room with a single bed
for a maid including a bathroom with a washing machine. As the master bedroom is not available
for rentals, the house easily accomodates 8+1 persons. In addition, in the guest house a sofa can
become a bed for 2 children if necessary. The main house has a very large kitchen and also the
guest house has its independent kitchen. A maid service during the week days is provided.

The house boasts a beautiful and large swimming pool above which there is a BBQ with a gazebo
covering a lounge and dining area. The views, from every part of the property, are simply
spectacular and cover 270 degrees. The nature of the terrain and the design of the two houses are
such that there are always private areas, either in the sun or in the shade, for a quiet relax. There are
two parking areas that can accomodate 4 cars.
